Actively securing development opportunities is an ongoing initiative for Forestar. We have a number of existing sites selected, entitled and under development. Forestar's projects are focused on premier locations – typically in growth markets in the southern U.S. Our locations are near major employment centers, with easy access and good visibility, and that are convenient to nearby cultural activities. On these sites, we develop new Class A apartment communities, incorporating innovative designs and high quality finishes. When we develop projects, we usually co-invest with third-party capital, earning returns on our invested capital, along with promoted profits, interest, and generate fee income from development and construction services. Through this capital efficient, high-return operating model, we leverage both an experienced team and our existing investment in multifamily sites.
