Sales/Reinvestment

Final value is realized through the sale of developed properties, both residential lots and commercial acreage. Sales value for developed properties can increase substantially over original undeveloped land costs. Profits are then reinvested in acquisitions and developments throughout our strategic growth corridors, generating future value for shareholders.

Development

Once the application and planning processes are complete, additional user value is created through infrastructure development, such as water, sewer and roads. Duration of entitlement activities varies depending on the size, location, use and complexity of a project.

Securing entitlements, which includes obtaining zoning and other governmental approvals, creates the largest proportional increase in value. Entitlements are secured by delivering thoughtful plans and balanced solutions that meet community needs.

Land/Natural Resources

We maximize value from our natural resources through oil and gas royalties, wood fiber sales and recreational leases. Historically requiring low-capital investment, we use the cash flow generated to accelerate our real estate value creation activities.
